a new duplex on a shallow 33'x109.5' lot in a quiet tree lined street. the intention of the design was to create a larger rear unit with level access to a rear yard and a generous front unit with direct street access. key architectural design elements include thin overhang and shade elements and wrap-around window design, large top floor openings for abundant natural light, as well as, skylights and roof openings at roof deck for west side roof patio. design completed 2023.
